Residential
Permits Finish Year On the Upside
Low
interest rate, regulatory changes
and favorable weather helped drive
single-family local residential
permit activity up in December.
The year’s strong finish helped
single-family permit numbers finish
up 6 percent compared to 2000 according
to figures compiled by the Home
Builders Association of Greater
Kansas City (HBA).

A total of 685 single-family
permits were issued last month, well above
both the 333 permits issued in December
2000 when economic uncertainty and bitter
winter weather drove permits more than 50
percent off the five-year average for month.
For the year to date, 8,680
single-family permits have been issued,
up 6 percent from the 8,224 permits issued
in 2000. A total of 14,267 single- and
multi-family housing units were permitted
last year, up 14 percent from last year.
Multi-family permit activity soared 30
percent compared to 2000.
While the local housing
industry remains a bright spot in the
local economy, the numbers do indicate
a weakness, according to Tim Underwood,
HBA executive vice president.
“The permit numbers underscore
the lack of new housing opportunities
for working professionals such as police
officers, teachers and health care workers,”
Underwood said. “The rise in permit numbers
for apartments, attached villas and townhomes
reflect this gap in the market. Local
cities and the housing industry must work
together to ensure that families have
a choice when it comes to buying a new
home.”
For the fourth year in a
row, Olathe led the metropolitan area
in single-family permit activity with
1,325 permits issued. Kansas City, Mo.,
finished second with 1,225 permits, followed
by Overland Park with 942 permits and
Lee’s Summit with 746.
Rounding out the top-permitting
cities for the year were Shawnee, 473;
Lenexa, 340; Blue Springs, 309; Independence,
295; Raymore, 257; and Leawood, 222.
