Single-Family
Building Activity Steady in May
Home-building permit
activity in metropolitan Kansas
City remained strong in May with
local builders pulling 834 single-family
permits, according to figures compiled
by the Home Builders Association
of Greater Kansas City (HBA). A
total of 3,946 single-family permits
have been issued this year, up 9
percent from the first five months
of 2001.

Clay, Jackson, Leavenworth
and Miami counties have posted gains of
more than 20 percent year-to-date compared
to 2001. Wyandotte County follows close
behind with a 19 percent increase. Cass
and Platte counties are up 4 percent through
May, while Johnson County is down 6 percent.
While permit activity is
slowing in Johnson County and Platte County,
home prices are not. According to the
most recent data from the Heartland MLS,
Johnson County leads the metropolitan
area with an average new home sales price
of $282,614. Platte County is second with
an average new home sales price of $254,374.
The average new home sales price for the
entire metropolitan area is $229,466.
"Johnson and Platte
counties remain very popular destinations
for upper-bracket new home buyers,"
said HBA Executive Vice President Tim
Underwood. "However, it is becoming
increasingly difficult for first-time
and move-up homebuyers to find housing
choices in those counties. More and more
working families are turning to communities
in other areas where housing choices are
more plentiful. The counties that are
experiencing double-digit growth all have
average new home prices more than $40,000
below the metropolitan average."
Kansas City, Mo., remained
the top-permitting city year-to-date for
the second month in a row with 573 permits
issued through May. Olathe is second with
517, followed by Lee's Summit with 366.
Rounding out the top-permitting
cities for the month are Overland Park,
293; Shawnee, 168; Independence, 160;
Lenexa, 143; Raymore, 126; Gardner, 122;
and Blue Springs, 112.
