Single-Family
Permit Activity Up Sharply In July
The number of single-family
home-building permits rose 18 percent
in July, according to figures compiled
by the Home Builders Association
of Greater Kansas City (HBA). The
July increase marks the third straight
positive month for local single-family
permit activity.

Kansas City home builders
pulled 832 single-family building permits
last month compared to 707 permits pulled
in July 2001. A total of 5,745 single-family
permits have been issued year-to-date, up
13 percent from the first half of 2001.
Helping to fuel permit activity
is a strong increase in absorption rates
during the first half of year. Lower interest
rates and less economic volatility have
resulted in a reduction in built-up inventory
across the metropolitan area, said HBA
Executive Vice President Tim Underwood
"Economic uncertainty
and fluctuating interest rates led to
an increase in new homes inventory in
2001," Underwood said. "Positive
economic factors, such as local job growth
and interest rates below 7 percent have
allowed more Kansas City families to enter
the home-buying market."
Johnson County, which has
the area's highest average new home price
at $277,812, is the only county with fewer
permits issued this year compared to 2001.
Miami (up 78 percent, Wyandotte (up 46
percent) and Clay (up 27 percent) lead
the biggest gainers. All three counties
have average new home prices under $190,000.
"All indicators show
there remains a strong demand for homes
priced under $175,000," Underwood
said. "Local markets appealing to
first-time and first-time move-up buyers
show the greatest potential for future
growth."
Kansas City, Mo., remained
the top-permitting city year-to-date with
826 permits issued through July. Olathe
is second with 746, followed by Lee's
Summit with 516.
Rounding out the top-permitting
cities for the month are Overland Park,
473; Shawnee, 251; Independence, 231;
Lenexa, 184; Raymore, 182; Leawood, 167;
and Platte County, 152.
