Kansas City
Metro Home-Building Permits Steady
In November
Local single-family
home-building permit activity was
virtually unchanged in November
versus the same period last year,
according to figures compiled by
the Home Builders Association of
Greater Kansas City (HBA). A total
of 802 single-family permits were
issued metrowide last month, up
from 801 permits issued in November
2001.

The number of single-family permits issued
year-to-date is up 15 percent compared
to the same period in 2001. A total of
9,242 single-family permits have been
issued this year compared to 8,056 during
the first 11 months of 2001.
While lower interest rates
have certainly helped boost the local
housing market, another positive factor
has been a slowdown in new home prices.
According to the Heartland Multiple Listing
Service (MLS), the average new home price
in the metropolitan area is up only 1
percent from last year to $228,000.
"The struggle in Kansas
City has been providing housing choices
for everyone, particularly for first-time
homebuyers," said Tim Underwood,
HBA Executive Vice President. "Providing
a better mix of housing choices, especially
in the under $200,000 price range, is
essential to keeping both the local economy
and the home-building market strong."
Underwood said there are
signs recent record-breaking construction
activity may be leading to a buildup in
inventory. MLS statistics indicate that
new home inventory was 25 percent higher
at the end of October than one year ago.
"The inventory level
is something builders will be keeping
an eye on entering the new year,"
Underwood said. "So far, inventory
concerns are isolated only to a few specific
areas and price ranges. Low interest rates
and an improving local economy should
address any widespread inventory buildup."
Kansas City, Mo., remained
the top-permitting city year-to-date with
1,460 permits issued through October.
Olathe is second with 1,145, followed
by Lee's Summit with 807.
Rounding out the top-permitting
cities for the month are Overland Park,
723; Shawnee, 406; Independence, 338;
Lenexa, 303; Raymore, 293; Wyandotte/Kansas
City, Kan., 279; and Grain Valley, 257.
