Kansas City
New Home Construction Near Record
Pace in October
Single-family
new home construction tallied the second-best
October numbers
on record in metropolitan Kansas City,
narrowly missing posting a sixth straight
month of record permit activity, according
to statistics compiled by the Home
Builders Association of Greater Kansas
City. Area
home builders pulled 962 single-family
permits last month, just four units
shy of the record 966 permits issued
in October
2002.

Kansas City continues to
mirror national trends for new home production
with the
housing sector leading the economic
recovery.
A total of 9,216 single-family permits
have been issued so far this year,
which is nearly 500 more permits than
the previous
October year-to-date best. Metro cities
have issued 10,851 single-family permits
during the last 12 months. The most
permits issued in a single year in Kansas
City
are the 10,285 permits issued in 1999.
Year-to-date
county totals underscore some of the
changes taking place in the
metropolitan new home construction
market. Clay, Cass and Wyandotte counties
have
posted double-digit gains in new home
construction in 2003 while traditionally
strong housing markets in Johnson and
Jackson counties have posted only slight
increases despite a booming housing
sector. This shift in market share may
be an
indication of where future development
will occur, according to HBA Executive
Vice President Tim Underwood.
“We certainly have a more balanced
housing market today than we have had
in recent years,” Underwood said. “Clay
County has the largest supply of platted
ground in the region and is well-situated
to provide a wide selection of housing
choices. Cass and Wyandotte counties
are also in position to attract new-home
buyers seeking different housing choices
than are available in traditional locations
such as Johnson and Jackson counties.”
Kansas City, Mo., continues
to lead the metro area in single-family
new-home
permits with 1,697 issued through October.
Olathe ranks second with 841 permits,
followed by Lee’s Summit with 726
and Overland Park with 708.
Rounding out
the top 10 permitting cities through
October are Shawnee, 488; Raymore,
387; Kansas City, Kan./Wyandotte County,
386; Grain Valley, 319; Lenexa, 293;
and Independence, 288.
