Kansas City
New Home Construction Begins Strong
in 2004
New-home construction
in metropolitan Kansas City kicked
off the new year near record territory,
according to statistics compiled
by the Home Builders Association
of Greater Kansas City (HBA). Local
home builders were issued 670 single-family
construction permits last month,
ranking as the third highest total
for the month of January on record.
The only higher totals for the
month came in 2000 when 679 permits
were issued and 2003 when 675 permits
issued in the first month of the
year.

The eight-county metro
region is coming off a record year in
which 10,742 single-family permits were
issued. While the January totals indicate
that conditions are favorable for another
banner year for local housing, there
is a potential for change in where development
will take place, according to HBA Executive
Vice President Tim Underwood.
“Certain trends developing in
the last few years and even during the
end of 2003 are illustrated in the January
permit numbers,” Underwood said. “We
are seeing strong growth in locations
like Kansas City, Mo., Lee’s Summit
and Wyandotte County where broader housing
choices are available. Meanwhile, traditionally
strong locations such as Olathe are posting
lower numbers as rising costs are pricing
more and more families out of the marketplace.”
Underwood
said municipalities that encourage and
promote a variety of residential
development patterns will be in a better
position for future growth.
“Residential construction remains
one of the most vibrant and critical
industries in the local economy,” Underwood
said. “In order to maintain that
strength, we must broaden opportunities
for homeownership by making more housing
choices available through the metropolitan
area. That is the key both for cities
looking to expand residential growth
as well as for areas seeking to maintain
strong rates of development.”
Kansas City, Mo., remained
the top city in new home construction
activity in
January with 103 permits issued. Overland
Park ranked second with 70 single-family
permits, followed by Lee’s Summit
with 65 permits and Olathe with 60.
Rounding
out the top 10 were Independence 52;
Kansas City, Kan./Wyandotte County,
48; Shawnee, 36; Grain Valley and Lenexa
with 24 each; and Raymore, 20.
