Local New-Home
Construction Hits Record in September
Metropolitan Kansas
City new home construction rose
5 percent last month for the strongest
September on record for single-family
home building activity in the area,
according to statistics compiled
by the Home Builders Association
of Greater Kansas City (HBA).
A total of 974 single-family
building permits were issued last
month, up from 926 permits issued
in September 2003, the previous
record for the month. The numbers
also marked a sharp increase from
the 887 permits issued in August,
the first time since 1999 in which
September permits topped activity
for August. A total of 8,427 single-family
permits have been issued year to
date, up 2 percent from the record
8,256 permits issued through the
first three quarters of 2003. |

September’s building boom sparked
a strong start to the fall building season.
Following a drop in permit activity versus
year-ago numbers in July and August,
September’s total indicates both
builders and consumers remain confident
in the home-buying market, according
to HBA Executive Vice President Tim Underwood.
“Last month’s strong permit
activity is no surprise given low mortgage
rates, an improving economy and good
weather,” Underwood said. “Unlike
2003 where we saw a large increase in
home building during the middle of year,
the pace of construction in 2004 has
been very steady throughout. We anticipate
the fall building season will be very
strong locally.”
Continuing to help fuel the increase
in new construction are gains in cities
such as Gardner, Raymore, Smithville
and Leavenworth County where lower prices
continue to draw new-home buyers.
“The market for new homes for
first-time buyers still remains largely
untapped metrowide,” Underwood
said. “There is a strong demand
for homes priced under $200,000 throughout
Greater Kansas City, and home builders
and municipalities need to reach out
to that market with innovative products
and good community design.”
Kansas City, Mo.,
remained the top city in new-home construction
activity through
September with 1,300 single-family permits
issued year to date. Olathe ranked second
with 773 permits followed by Lee’s
Summit with 736 and Overland Park with
704. Rounding out the top 10 were Shawnee
and Kansas City, Kan./Wyandotte County,
tied with 367; Independence, 356; Raymore,
340; Lenexa, 318; and Gardner, 295.
